The Mandevilla we planted in the spring has leaves that are turning yellow with rusty color in the middle. What could be the problem?

It sounds like a fungal infection. Mandevilla needs good air circulation all around and it helps to keep water off the foliage. You can treat your plant with an all purpose garden fungicide and prune away any affected leaves or stems. New growth should be disease free. Check the fungicide label to see if repeat applications are required. Best wishes with your mandevilla.
